Unused Flueways Correct Termination
How to weather-protect a disused chimney without trapping damp
An unused chimney should be protected from rainfall without being sealed airtight. A clear ventilation path from the blocked fireplace to a ventilating terminal at the chimney top helps the flue remain dry.

The correct arrangement
- 1Inspect and clean the flue
Before it is closed for long-term non-use, remove soot, nests, loose mortar and debris. Existing defects or water-entry points should be identified first.
- 2Weather-protect the top
Fit a suitable ventilating cap or cowl that sheds direct rainfall while still allowing air to move freely through the chimney pot or stack.
- 3Vent the blocked fireplace
Where the fireplace has been bricked or boarded up, provide a permanent low-level grille or air brick in the chimney-breast wall that opens directly into the old flueway.
- 4Keep the air path clear
Do not cover, seal, paint over or obstruct either vent. The top and bottom openings work together to help the flue dry naturally.
Why a sealed flue can become damp
- Chimney brick, stone and mortar are exposed and porous, so wind-driven rain can enter the masonry.
- Moist air can condense when it meets the colder internal surfaces of an unused flue.
- Old soot and combustion salts can absorb and retain moisture.
- In some older properties, moisture may also enter from the base or surrounding masonry.
- With both ends sealed, the moisture cannot readily evaporate and staining or decay may develop.
Important fitting points
- Use a terminal intended to provide weather protection and continuing ventilation.
- Bird protection must be secure but must not choke the required airflow.
- The lower grille or air brick must communicate directly with the disused flue—not just ventilate the room.
- Keep the chimney-breast vent visible, open and free from furniture or decorations.
- Have the stack, pot, haunching, pointing, flashing and lead tray checked where water entry is suspected.
Signs an unused flue needs attention
- Brown or yellow staining on the chimney breast, ceilings or adjoining walls.
- Peeling paint, blistered plaster, loose wallpaper or white salt deposits.
- A persistent musty or sooty smell, especially after heavy rain.
- Damp timbers, mould or staining where the chimney passes through the roof space.
- Water, debris or condensation appearing at the former fireplace opening.
- No visible low-level vent, or a vent that has been sealed or covered.
Do not do this
- Do not seal the chimney pot or stack airtight with sheet metal, silicone, mortar or an unventilated cap.
- Do not fully block the old fireplace without providing a permanent vent into the flueway.
- Do not cover the lower vent simply to stop a draught; seek advice on a suitable ventilated arrangement.
- Do not assume every damp patch is caused only by condensation—external defects may also need repair.
- Do not light a fire or connect an appliance to a flue that has been terminated for non-use.
Why this advice matters
The Department for Communities advises that unused flues should not be closed off. Its chimney guidance recommends a mushroom-type pot and cowl that keeps rainfall out while allowing free ventilation, and says that where the open hearth no longer exists, a vent in the wall should maintain airflow through the flue.
